We have our own general maintenance team and out of hours emergency team on call 24 hours a day, 7 days a week. All repairs/maintenance issues are always attended to by our team promptly and efficiently.

To ensure a record is kept at your end and ours, we ask for all repairs to be reported to us in writing to our dedicated repairs email address below:

In the case of an emergency (e.g boiler breakdown, electrical fault, fire safety, flooding) please ensure you call our office between the hours of 9am – 5pm. When our office is closed please call our out of hours emergency team on 07982 238148.

Any out of hours calls that are not deemed to be an emergency will be charged at a minimum cost of £50.

Even though this page provides you with important information, we also advise you refer to your ‘Property Information Pack’ which is located in the kitchen of your property. This provides you with everything you need to know throughout your tenancy.

Electrical emergencies

If all the electrics go off in the house, check the main fuse box to see if any of the switches are in the OFF position. If so turn ON. To check if all electrics are off in the local area contact YEDL on 0800 375675.

Bin Collection

Make sure you put your bin out on the street on collection day. To check your bin day please refer to the Leeds City Council website https://www.leeds.gov.uk/residents/bins-and-recycling/check-your-bin-day

Water Emergencies

In the event of a major water leak or burst pipe, turn off the Mains Water tap. This is usually located under the sink or in the basement (if applicable), then turn on a cold water tap to drain the pipes.

Fire Alarm – False Alarms

If the fire alarm sounds and you are CERTAIN there is NO FIRE please check:

  1. Does your property have a Fire Alarm Panel (usually in the entrance hall)? If so:
  2. Check if a Zone light is on to indicate where the fault occurred. Take a note.
  3. Silence & Reset the alarm. This varies with the type of panel:
    • If panel has an ALT button: press ALT, then 514 then 1 to silence, then 2 to reset
    • If panel has 5 large grey buttons enter access code 3112 then follow instructions
    • Other panels: follow instructions on front of the panel

Security

Please ensure all windows are shut and doors are locked at all times – particularly ground floor windows and doors. Ensure these precautions are taken not just when you leave your property, but also when you are in. Burglaries can happen when tenants are in their rooms, or even asleep!

When you leave the house keep all of your valuables hidden/in a secure place – it takes just a few seconds for someone to break in. Also, register your electrical items for free on immobilise.com – this allows the police to return to you any stolen items if they are recovered.

When you leave your house at night give the impression someone is still in by leaving a small light on. If possible try to avoid leaving the house in one big group, as this is an obvious way to advertise your empty home to opportunist burglars.

Gas emergencies – if you smell gas

Call Transco, the national gas emergency service on 0800 111999

  • Do not turn electric switches on or off
  • Do not smoke
  • Do not use naked flames
  • Turn off the gas supply at the meter (unless the smell of gas is in the cellar)
  • Open doors and windows to get rid of the gas
